How we prepare your rental income tax return

What counts as an allowable expense?

You can deduct the cost of maintaining and running your rental property. That includes repairs and maintenance, buildings and contents insurance, letting agent fees, utility bills if you pay them, council tax, cleaning, gardening, and advertising for tenants. Mortgage interest has restrictions if you're an individual landlord, but we'll work out exactly what you can claim based on your circumstances.

One thing that catches landlords out is the difference between repairs and improvements. Fixing a broken boiler is allowable. Replacing it with a brand-new system might not be, depending on the specifics. We help you get this right so your return stands up if HMRC ever asks questions.

Deadlines and compliance

If you're new to rental income and earn more than £1,000 from property in a tax year, you must register for Self Assessment by 5 October following the end of that tax year. Your return is then due by 31 January, and any tax owed is due the same day. Miss those dates and you'll face penalties, even if there's no tax to pay.

Here are the questions landlords ask us most often about filing rental income tax returns.

Do I need to register for Self Assessment if I only rent out one property?
Yes, if your rental income is more than £1,000 in a tax year. The first £1,000 is covered by the property allowance and is tax-free, but anything above that needs to be declared via Self Assessment.
What records do I need to keep?
You'll need rental income statements, bank records showing payments received, receipts for repairs and maintenance, insurance policies, letting agent invoices, and any other expense receipts. Keep everything for at least five years after the filing deadline.
Can I claim mortgage interest as an expense?

When is the deadline for filing my return?
